Are You Purchasing Your First Home as a Couple?

You have decided to purchase your first home – together. This is a very exciting time, but it is not without pitfalls. Communication is the key. What do you need from your home? What do you want in your new home? How much can you afford to pay? Are you going to use a realtor? Where do you want the new house to be located? Where can you find furnishings for your new place? These are all important questions you should discuss prior to looking for a new home.

Wants vs. needs

The decision is made that a new home is to be bought, but what features are wants and which ones are needs? How many bathrooms do you need? Are you planning to stay in the house for 30 years or only 5 years? Will you need room for your family to grow? Will your new house have a pool? How about a hot tub? Do you need a large yard or a small yard? The number of bedrooms and bathrooms is an important consideration.

Obviously, the number of bedrooms and bathrooms greatly influence the amount the final price will be, but if you will be enlarging your family, make sure you buy as much house as you can afford. As you tour the various houses, it is important to also envision your furniture or your prospective furniture to ensure there is plenty of space. Make sure you talk about closet space, furniture placement, color for the walls, and future renovations. Dream together and paint the picture of your future. Remember, this can be more fun that exasperating.

Will you be able to afford a house with a pool or hot tub? Do you need outdoor furniture? A pool/hot tub is usually considered a want and may need to be forfeited to obtain the number of bedrooms and/or bathrooms you desire. Make sure you have discussed this in advance to ensure you are in agreement.

Can We Afford a New House?

Before you start looking for a new house, you may need to be pre-approved for a loan. The financial institution you have decided to use can help you determine how much house you can afford to buy. Try to remain well below the upper amount of the range given to ensure you are able to afford to also furnish your new home and do any upgrades you would like to do in the future.

Is a realtor important?

You may want to consider using a realtor especially for your first house purchase. A realtor is priceless for finding a house in a good location and for negotiating all the paperwork for a purchase. (Of course, it helps to have a lawyer to have around for the closing). Realtors know the areas that they sell. They are usually versed on which schools are good and where various entertainment venues are.

Closing

Closing is the best and worst part of buying a house. You will likely wish to have a lawyer available to look over all the paperwork before you sign anything. Make sure you have a clean title and all the necessary papers are in order. You will be signing until you think your wrists will break. When all the signing is done, you will be handed your keys for your new house. Congratulations as you have survived the process of buying a new home. Now the fun begins.

Home at last

Once you have gotten your new key, you will need to move in. During the moving process, take time to reflect on your dreams for the future. Don’t forget to have a house warming party once you have settled in and invite all your friends to your lovely new home.

What is the lifespan of the average home?
I live in a 1 1/2 storey home built in 1922. I have totally updated the home, (wiring, plumbing etc.). There has been some settling mainly on the second floor, not enough to prevent doors from closing. I purchases the home in 1999. I have not noticed any new settling since. I am wondering how long a lifespan a home built in 1922 has. I like my home but it is 84 years old. I will be entering retirement when this house turns 100. I maintain this home accordingly but I wonder if it is wise to have a 100 year old retirement home. I would appreciate some comments on my delima. Thank you.

Most standard loans, if you put enough money down, you can roll taxes and fees into it. But you'll have to ask your lender.

Buying a house is a major investment: if you are not familiar with the process it can be painful.
If you factor in the fact that it is a house in foreclosure, you a multiplying the pain many times.
If you would like advice or answers, please summarize and use paragraphs.

In order to deduct anything you must both *owe* and *pay* the amount claimed.

If you own 50% of the property and pay 100% of the property taxes, then you can claim 50% (because you own 50%) and she claims $0 (because she didn't pay anything).

You can't jiggle the money around so that she itemizes and you take the standard deduction and "get more money" that way.

This just means that you have different taste, and do not know how to fight. I say this because fighting is not bad, it is just a form of communicating your differences, but you have to do it in the right way. My husband and me make it a point to never raise our voices at each other, and to listen to each other before we talk. We also always make compromises instead of saying that one person is right and the other is wrong. Marriage is not about finding someone who agrees with you all the time, but about finding someone with whom you can handle all the differences. This is normal and if you want to be together, and you are willing to work at it, then you will be fine:)

Here are some ideas for the house. You can not remodel it now, but put money in a savings account, then when you have enough, remodel. That way, you can still get your remodeling, but he will not be worried about money. I would forget him buying furnature and just tell him that you are partners now. He probably is just used to being by himself and forgot to consult you first. This takes alot of getting used to for guys. For the tiles, he just doesnt want a girly bathroom. Try to find something you both like because it is his bathroom too. I personally like the black and white tile thing because it is classy to me.

Some confusion here! You have 3 years to amend a return(for a refund). If the office you called is a seasonal office they would close on Apr 16 and yes you would have to go in by Apr 15 to get it done this year in that office. The last date to buy this year and qualify is Nov 30 2009. Remember the amended return must be mailed and you will not get your money for 4-6 weeks.

Enter the date you disposed of, or ceased using it as your main home, and check the box for the reason why that applies to you. If you transfered the home to your ex-spouse as part of a divorce settlement, then you get to enter the full name of your ex-spouse. The responsibility for repayment of the credit is then 100% transferred to your ex-spouse if they don't live there for the required 36 months……The good news is that if you didn't do any of that in 2009, then you don't have to worry about it until next year's tax season! If you both move out in 2010, then you'll both have to repay it because it will stop being your primary residence and the IRS won't split it 50/50.
