Buy Home Information Packs

A set of documents that provides the buyer with key information on the property and it is provided by the seller or the seller’s agent, this is known as Home information packs. A landlord has to buy home information pack. Or HIP. Get your HIP fast and at a competitive price. Buy your hip from a hip provider such as a domestic energy assessor. HIP offers all the necessary Government approvals and this will be emailed to you in an electronic version. It usually takes 3 to 4 working days.

If you are a landlord and have been ignoring buying a home information pack, then, you should consider it at the earliest. HIP is a mandatory document that is required compulsorily by all the landlords, if he decides to sell a property. Any HIP will have certain compulsory information and optional information too. You can choose not to have your optional information, as the name itself suggests its optional form. Compulsorily one needs to have a sales deed, evidence of title, PIQ also known as Property Information Questionnaire, sustainability information, standard searches which includes local authority, drainage and water. And the optional one will comprise of legal summary, special search report(mining search), home or content form and your home condition report that reflects the condition of your house. HIP lets buyers see important information on the property at the start of the process, free of charge. Commercial or for residential purpose it is good to have a home information pack with an EPC included in it. Any recommendations made on how to improve a house’s energy efficiency can be considered.

Consider these when you plan to get a HIP:

•  Sustainability Certificate (new homes only)
•  Sale Statement
•  Land Registry Documents

Included in this HIP is a Home condition report or survey which talks about the condition of your house. This will hint a prospective buyer whether or not to purchase the property. When a prospective buyer is looking for a house they would conduct many council searches, many of these prospective buyers will fall through and as such there is a huge carbon footprint when a home is on the market. Home Information Packs (HIPs) will help reduce this waste and carbon burden by giving the prospective buyer the information they need up front at the start.

Why is it so expensive to buy a home here on long island, ny? Will the prices every go down? It is so crazy?
The homes are so overpriced for what is being sold. My husband and I would love to buy a home, but it is so expensive. For example: A two bedroom one bathroom home in a decent neigborhood goes for almost $400K. If were to go to a not so decent area the price of a similar house would be around $350K.

We are living in an apartment which is costing us $1600 per month (two bedroom in apt complex) and do not want to take out a hugh mortage to buy an overpriced home. We see our friends and family members suffering from buying homes with little money down and can not even make payments because the taxes are going up like crazy. What is going on? Why is this? Is Long Island turning into Beverly Hills, CA? Does anyone think the home prices will drop anytime soon? I keep hearing that homes are going to go down in price, so that is why my husband and I are holding off on taking out a hugh mortage to buy a home.

@ninjakawasaki1972, yes you still can why don’t go out right now buy. Buy the biggest most expensive one you can find and make sure you offer above the asking price because owning a home is the american dream and you won’t want to miss it.

your core specifications ( e.g cpu and memory,motherboard ) are more than capable of running the "sims 3" and windows xp is a extremely stable operating system and ideal for running the latest games
however since you have not mentioned any graphic card(s) i am presuming you have a basic intergrated graphics processor or i.g.p…. so what we need to be looking for is a graphic card upgrade that supports at least pixel and shader model 2.0( minimum requirement for the sims 3) and at least another 512mb of ram
however a major problem with the dell dimension 1100 is its lack of any decent graphic bus (slot) ,,it has no pci-express bus or even a agp bus so you need to put up with one of the slower( and older ) 32bit pci-bus slots…these are the white slots found in allmost every pc and allthough they are significantly slower than the pci-express and agp cards they will still run the sims and other games pretty well
looking for a pci based graphic card is another issue,however there are still some decent cards about and heres a few that i recommend for the dell dimension 1100 :
1) PNY 8400GS 512MB PCI PCI 64 Bit ( http://www.microdirect.co.uk/Home/Product/41943/PNY-8400GS-512MB-PCI-PCI-64-Bit-1000MHz-GDDR2 ) as pci cards go this is one of the better ones,and it has some decent specs including a 500mhz core clock and 512mb of ddr2 memory running at 800mhz,and with support for pixel and shader model 4.0 and direct x 10 compliance this represents excellent value
2) PNY GeForce 6200 256MB PCI DVI ( http://www.microdirect.co.uk/Home/Product/42151/PNY-GeForce-6200-256MB-PCI-DVI ) another decent card for nvidia however not as powerful as the geforce 8400gs above,allthough it should be able to run the sims 3 but more demading games like crysis and call of duty modern warfare would struggle…specs include a 300mhz core clock and 256mb of ddr2 memory clocked at 667mhz…not a bad card
3) PowerColor HD 2400 PRO ( http://www.argoncomputing.com/powercolor-hd-2400-pro-256mb-pci-pr-16810.html )…this is another direct x 10 card and for a pci card its pretty impressive…its specs include a 450mhz core clock and 256mb of gddr3 memory running at 800mhz…and with a 64bit memory interface and full support for direct x 10 and shader model 4.1 this is another decent pci based graphic card…and another point worth mentioning about radeon HD cards are their multimedia support including hi-def support and avivo( smooth playback) .
4) GeForce 9500 GT 1GB ( http://www.newegg.com/Product/Product.aspx?Item=N82E16814139046 ) as pci cards go this is about the best there is…the geforce 9500gt has some amazing specs for a pci card and these include a 650mhz core clock and a mammoth 1gb(1024mb) of ddr3 memory running at 1000mhz…and with a decent 128bit memory interface and support for pixel and shader model 4.1 this is a awesome pci gaming card
5) SPARKLE SP94GT1024D2LHP GeForce 9400 GT 1GB ( http://www.newegg.com/Product/Product.aspx?Item=N82E16814187058 ) similar in specs to the 9500gt however slower on a few areas however this is faster than all the others except for the geforce 9500gt(above).specs include a 550mhz core clock and 1gb of ddr2 memory clocked at 800mhz…and a 128bit memory interface makes this a decent allround pci gaming card
these are probally the best pci gaming cards there are and my personal recommendation would have to be the " 4 . GeForce 9500 GT 1GB"… this would run the sims 3 at decent detail level and resolution and would fit perfect in your dell dimension 1100
now for the memory(ram) and since your dell dimension supports ddr ram with a maximum installable memory amount of 1gb you can only add another 512mb of ram…and for that i recommend the following :

finally you could also invest in a motherboard bundle which comprises of a motherboard,processor and supporting memory,and with pentium dual core bundles starting at £109 this would bring your pc up to todays standards

Well the big question is whether your computer is a regular minitower or slimline?

The 9500GT fits any regular minitower but it's kinda slow. Both the Radeon 4650 and GeForce GT220 cost about the same and are faster.

That said, illegal doesn't mean he won't do it. However, in most/many states if you file a mechanic's lien (that is what he is threatening), the winner of the lawsuit pays the other party's attorney's fees and costs. His being unlicensed is a defense. The shoddy work is a defense.

Also, usually those liens are short lived, so if he doesn't sue you within the limitation period (usually a year or two) the lien disappears. Also, some states have a way to object to the lien which reduces that period to like 60 days.

As always, check with a local attorney to be sure, but I'd guess he's full of hot air. What he might do, is knowing that you are out of state, vandalize your place. So it might be worth a few $ to pay someone local to keep an eye on it for you for a while.

Usually breeder have puppy wait list. you meet your puppy at 5 weeks and then at 8 weeks they go home with you.

I think the kennel will be fine. as long as you make sure when you get home you give that puppy a lot of exercise. Labs are very energetic and need lots of exercise if not they will destroy your house and be uncontrollable.

An adult dog would be ideal, i might go with a 6 month puppy maybe. but it is your choice.

and yes it is easier for you puppy and cats to get use to each other when the dog is a puppy vs an adult dog.

You don't have to pay extra for the box at the post office. You can do it either of those ways. Many people bring stuff to the post office and pack it there.
