I have been a real estate entrepreneur for years, so I know the industry pretty well. In my opinion, buying homes for sale by owner is the best way to go about business investment. When you buy real estate homes for sale put on the market by a big property management company, you are dealing with a slick professional. He or she will do everything in his power to make you buy the house. They know all the tricks, and can make a home that would normally look decrepit appear to be in the prime of its life.

When you are buying homes for sale by owners, however, you never have to deal with this problem. Of course, every home for sale by owner is different, but then again every owner is different. You can consider them, figure out which ones you trust and which ones you don’t, and find a house that really is a great deal. With homes for sale by owner, you can even sometimes do better than the market price. Some owners just simply don’t know what they have. There is no other way to say it. They will put a house on the market for well less than it is worth, and it is up to you to snap it up.

Other times, homes for sale by owner will be priced low because the owner has personal problems and needs the cash than. Even if the market might be depressed, and it might be a poor time to sell a home, nonetheless these owners will put them on the market looking for the money that they need. If you are willing to take the time to spot these homes for sale by owner, you can get a pretty great deal. Then, all you have to do is fix it up and wait for the market to shift again. The owners, after all, are more likely to sell if they like you. If they don’t, you will have a heck of a time closing the deal. Buying and selling is based as much on charm as it is an economic factors.

Where is a cheaper area near Portland Oregon to buy a home?
I want to move to Oregon to be near my daughter who lives in Portland. Are there areas that are cheaper to buy homes where I would only have to drive a few hours to get there? I do not want a manufactured home but, only want to spend under $100,000 usd.

We recently sold our house FSBO. It was actually really simple. Both parties need to decide on a title company to use. They'll provide necessary forms and contracts. When it comes to negotiations, it really depends on how badly they want to sell and how low they priced the home. Selling by owner cuts out real estate service fees so they are likely saving quite a bit. Start by asking if they'd pay all closing, they'll likely counter with paying half or some other amount. Once an amount is agreed to both of you will fill out a contract. Also ask if they will offer a one year warranty or possibly find one of your own, and have the home inspected. Good Luck!

Contact a good real estate lawyer to have the sale papers drawn up. The closing costs will depend on whether you are financing the sale or not (mortgage). If you are, the mortgage company will provide a Good Faith Estimate for you (figure between 3 and 5% for closing with a mortgage and somewhat less without one).

It's exactly the same process as using a real estate agent, except you deal directly with the seller. People do it all the time. You can get paperwork for a real estate transaction online. Fill it out with the terms and set up closing with a title company. If you don't feel comfortable doing it yourself, find a realtor to help you and ask the seller to pay for the fees.

If the carpet smells and may have a flea infestation…. Get a BIG bag of baking soda and a big box of iodized salt from the wholesale store… Cost about $5 for a 12 lb. bag of soda and $2 for the salt… Mix in a gal. ZIPLOC bag and sprinkle liberally over the carpets…Leave overnight or acouple of days…

The BS deodorized the carpet and the salt pulls up dirt/debris so the carpet will be brighter…

If you have a bagless vacuum you may have to clean or replace your paper filter after this procedure…. If you have a bag vacuum be sure to have extra bags!

The BS/SALT will also smother fleas,larve and dissolve the eggs of the flea if there are any……

You can rent a steam cleaner for about $25 a day at most food/drug stores… A RUG DOCTOR is very good and easy to use… OR you can spend around $200 or MORE for a professional company like STANLEY STEAMER to come and clean the whole house… I would inquire with your new neighbors and see who they suggest.. OR if there are coupons in the community circular.

You may also want to think about having a cleaning service (MOLLY MAID) come in and deep clean EVERYTHING like the walls, trim, baseboards etc… OR you could spend the day a bucket of water some some mild cleaner to do it yourself.. I highly recommend getting a wet/dry shopvac- they are super handy for DEEP CLEANING I use mine about 2-3x a week.. It has all the attachments and cost about $100! GREAT for spot removal on carpets/furniture.

*If he's severly allergic you may want to seek someone that does duct and ac cleaning to get dust/debris and hair out of the heating cooling duct and replace your AC/Furnace filter once a month….

If you can make them a reasonable offer it would be up to them if they want to sell.

If you are going to mortgage it you need to keep in mind that second homes require large down payments and the insurance is higher, regardless if it is investment (you rent it out) or an unoccupied second home.

Did you sign a document stating that you would employ this real estate agent for a certain length of time.

If you did the agent might demand that the time expire on the contact before she quits.

If you just want to get out of the contract simply write letter to her broker and send her a copy indicating that you are not pleased with the real estate agent and no longer desire her services nor the services of the real estate broker service, and to please return my $1000.00 deposit.

The $1000.00 was for a deposit on a propeprty and not for her personal use, so she should return this without fail.

Make sure you put this in writing and not verbally. You might need proof that you displeasure was of a certain date.

She still might be in a position to collect a commission from you if you purchase a house she has shown you or introduced you to an agent that might sell you a house down the road.

So you want to make sure that you use none of her properties she introduced you to nor any agent she introduced you too.

You may look for a property on your own, why do you want a real estate agent to show you houses that are available on the Internet and other places.

Find an area that you want to reside, check the cost of houses in this area and see if you can afford this neighborhood, if not then you will have to lower your expectations.

Attend open houses in the neighborhood you want to reside in after you have decided that you can afford to reside there. Your pre-approval should tell you how much house you can afford.

When making an offer don't feel bad about making an offer less than the asking price.

If you still want to use a real estate agent check with your mortgage broker that pre-approved you and see if he can give you a referral for a real estate agent. That is unless he recommended your current agent.

Check with other professionals you know to include family and friends to see if they can recommend a good agent they have used in the past.

Friends are not good people to use, even if they are in the real estate field.

Dont take any shortcuts, use the service of a professional, they are the ones trained in the field. When I sold my first home, I used the Sell by Owner philosophy, cost me a lot of headcase at closing when I discovered that some of the charges were actually paid by owner not buyer.

I was wondering if I can still get that first time home buyer credit even if I recieve social security benefits due to a passing of a family member?

He can sell his own property without using a Realtor, and you don't need to use one to buy the property, but his asking you to use a specific lender is kinda shady. He's most likely getting a referral fee or kickback of some sort.

You should shop around for the best lender and use them if they have a better offer than the company he recommended.

Edit – A "kickback" is when someone receives a payment for referring someone's service. "Referral Fee" ifs the nice way of saying it… Kickback implies a little sneakiness, like the payment arrangement isn't disclosed.

Remember, when buying from a property owner who is selling the property themselves, they are less restricted than a Realtor who has listed the property would be.

children as parents are not investments. they are a gift, as a society they are an investments. but thats just me and we all have our views :) im just glad you have one.

You should use a realtor, even if the homeowner doesn't. Chances are, the homeowner doesn't have any idea what they are doing. They just opted not to use a realtor so they could save a few bucks. With a realtor in your corner, you can really stick it to 'em.
