<p>The idea of property management (sometimes referred to as 3rd party management) has been around since the dawn of time. But, before property management was a job or career, a title or a company, property management has been an action that many people attended to around the land or buildings that they owned themselves or leased from someone else. Property management can mean different things to different people. For some, propert<span id="more-465"></span>y management might mean keeping their own property safe, secure and pleasant to the eye. For others, property management could mean paying someone else to make sure your property is in tip top shape. Some types of properties that may need property management are; houses, condos, duplexes, town homes, apartments, shopping centers, malls, offices buildings, airports and public transportation buildings, hospitals and many more. Property management is very similar to the role of management in any business.</p>
<p>One important role that property management has is to act as the middle person between the tenant and the property management landlord. Property management should provide the property management landlord with a sense of security, knowing that everyday needs from the renter can be resolved without involving said property management landlord unnecessarily. Hand and hand with that security, the tenant can be assured that the property will be maintained to some set of standards which can be reviewed with the property management team before an agreement is reached. Property management is a delicate balance between pleasing the property management landlord and keeping the renter happy as well. The task of property management can prove to be harder than it sounds. Maintaining an open line of communication in property management and being able to address the needs of both property management parties will make a successful property management business. Other duties for property management but are not limited to; collecting rent, posting and showing  vacancies, maintenance issues, evictions, failure to pay rent issues, harassment, and background checks on the application forms. It is very important that a profitable property management staff or team be knowledgeable in the current laws of the city, state and county concerning tenant rights vs. landlord rights. Be sure your property management team is up to date on current property management codes, and other items that will benefit your property management business. Getting caught up in property management legal matters is no way to run a property management business.</p>
<p>The following is the definition of property managers/property management as posted by Wikipedia on their website. Property management is a person or firm responsible for the operation of a real estate property for a fee, when the owner of the property cannot or is not interested in managing the property themselves. The property manager or the property management company has a primary responsibility to the landlord and a secondary responsibility to the tenant. Relationships the property manager or property management team have with the landlord and with the tenant are crucial in forming the expectations of both parties to the lease since both parties will seek and expect certain rights and benefits out of it. Owner&#8217;s expectations from the property manager/ property management team are to carry out the owner&#8217;s instructions, control costs and maximize revenue to maintain a stabilized cash flow as a return on capital invested, exercise control over the building to safeguard the capital invested, provide a duty of care through proper maintenance of the building, to be professional and well informed, enhance the value of the property by making improvements that will increase its market value, retain and enhance pride of ownership. The tenant&#8217;s expectations from the property manager/ property management team are the &#8220;quiet enjoyment&#8221; &#8216;assurance of the use and enjoyment of the premises for the intended purposes without interference from the landlord, comforta living environment properly heated, cooled and ventilated with as many amenities as possible compatible with the rental level, security and safetyto live or work in a building in which there are no inherent defects or conditions that might be hazardous to health or to property, statusaccommodation and facilities that meet social-economic and cultural standards for the tenant&#8217;s and their guest.</p>
<p>Property management can be a very lucrative business when handled correctly. Property management takes an organized, well communicated, and dedicated individual or staff to be able to pull off a successful property management company. Typically property management companies will charge their landlords a percentage of the gross rent collected each month. This percentage for property management fees can range from 3 to 10% depending on the property management market. Sometimes a flat fee is more appropriate when the property is a condominium or a type of cooperative complex for property management. Some states might require that property managers have a property management license or a real estate license to be able to claim the title of property manager or property management business.</p>
<p>A cousin to property management is facility management. Facility management is like property management but the focus is the management of buildings and services. Some property management companies even manage home owners associations (HOAs). In this instance the property management company is the middle person between the homeowners and the land developer. Once the developer has completed his contracted tasks, the neighborhood is then turned over to the HOA. The property management company may stay on board for a fee to help the HOA. A landlord may also provide property management services himself or have it hired out to a property management company. A large company or corporation might have internal structures in place to provide property management on site or they may choose to hire an outside property management company to provide the property management services that they would need on a day to day basis. Both of these operations are a reasonable and effective way to tackle the issue of property management on a large scale.</p>

<p>Things are rapidly changing in real estate investment and smart, resourceful, pre-foreclosure investors will have their best year in 2008. Those investors who continue doing the ‘same old, same old’ hoping for the results they got three years ago, will perish.</p>
<p>Investors resistant to change who take on the rigidity of the Sequoia tree will be forced to crash into the ground of financial failure by the changing real est<span id="more-549"></span>ate winds. Smart investors are like palm trees, willing to be flexible with the changing winds. They’ll generate huge profits, adapt to the new real estate market and increase their net worth substantially in 2008.</p>
<p>There are two things you should know about the future of real estate investment. One, there will be more foreclosures this year than last and two; there will be fewer investors able to successfully complete a short sale. Based on this information I’ve created five Pre-foreclosure Predictions for 2008. Read them and keep them in mind as you get to work in this new year ahead.</p>
<p><strong>Five Short Sale Predictions for 2008:</strong></p>
<ol>
<li>Volume counts more than quality. Successful investors will see that their spreads per deal are falling and to grow and continue at the rate they are used to, they have to do more deals with less time. This will force investors to create seamless systems or perish. </li>
<li>Double closings are on their last leg. There will be creative ways to do options and there will always be a few &#8220;on the DL&#8221; title companies that might do them, but they are harder and harder to find. The perfect timing needed between getting short sale approval and actually closing with your end buyer becomes more difficult with a softening nationwide market. Plus, the pressure for those title companies to conform will outweigh their ability to capitalize by being one of the few shops in town willing to do these double closings. The deep discount that once sold your houses in a weekend aren&#8217;t as alluring as they once were with the over abundant supply of discounted options including Real Estate Owned homes (REOs), other short sales, and new build discounts on homes. This in combination with tougher financing and less flexible loan products for investors, make timing even more challenging to pull off a successful double close. </li>
<li>A Realtor must be utilized on the successful investor’s team as a way to generate revenue. If there&#8217;s not the spread between the first Department of Housing and Urban Development (HUD) deal and the second, then a 3% commission is better than a sharp stick in the eye. Even on a bad month when your company does only four homes but gets the 3% commission on each home, with a sales price of $150k that’s still okay! </li>
<li>Education must improve. End strategies must evolve. Let&#8217;s face it; many of us (including myself) loved the idea of doing short sales because there were no tenant issues involved. It used to be, beat the price down on the mortgage, sell it for a discount, try to make $20k minimum a deal, rinse, repeat. In this new market we must branch out into other areas of real estate, from managing rental properties to setting up lease-to-own option properties in order to survive and still make that profit. This branching out comes with a need for further education. </li>
<li>Private cash is key. Having access to cash will be vital for huge success in real estate. Investors can use this cash for a variety of reasons. Successful investors will use it to do &#8220;transactional financing.&#8221; They will use it to buy a house that they shorted because it is in need of repairs. Then, after they fix it, either hold it until they flip or refinance and do a standard lease, lease/option, or lease purchase. </li>
</ol>
<p>It is a clear indicator of weak and outdated investment information if you are getting real estate investment tactics from some guru who isn’t addressing the &#8216;changing winds&#8217; of our economy, or at least mentioning them.</p>
<p>The idea of property management invokes thoughts of repairs, vacant houses, insurance issues, trashed properties and so on. It sounds like a chore to change your tried and true practices. However the practice of holding properties, getting Realtors on your team, setting up auctions, practicing aggressive marketing, and many other strategies and tools will need to be utilized in this soft nationwide market for a successful year in 2008.</p>

<p>              <P>If you need supplement income or a means of creating consistent income, or perhaps you want a way of building equity in a home while not paying rent, then getting involved in the rental property business is a great consideration. Today with so many homes on the market, it is truly a buyer&#8217;s market. This means finding and making money off rental property is very real. Keep in mind that you will not become wealthy overnight. Howev<span id="more-512"></span>er, rental property does provide an avenue of making money.</P><P>When the right rental property is purchased and managed correctly, you could make money. The key with rental property is to wise in choosing the home but also the location, which could provide a nice return on your investment. Being the owner of a rental home comes with many benefits in addition to steady income. For instance, you would qualify for tax breaks specific to upkeep, as well as problems with renters, and own a new piece of property.</P><P>By owning rental property, you get to decide how you want to home to work for you. As an example, some people will buy a rental home, get tenants in, and then the incoming rent would go to pay the mortgage loan. With this set up, equity building in the home is costing you nothing but giving you a long-term investment to enjoy in the future.</P><P>It is also important to know that owning rental property also comes with hard work. While good renters would take good care of the property, you will still be faced with repairs and updates. In addition, if you needed to go out of town for an extended amount of time, the renters would need someone to contact in case of emergency. Now, if you can handle home repairs then the cost of a professional would be eliminated but chances are you will face some type of repair that is beyond your ability.</P><P>Rental property also comes with unique demands that may end up being too much for you to handle. In this case, hiring a property management company would help but there is an expense involved. If you shop around, you could find a good company that fits within your budget, a company that would be on call 24 hours a day should the renter have a middle-of-the-night problem.</P><P>To be a property owner for renters, you should first consider the caliber of renters that you want occupying the property. The location is also a critical factor in that having rental property convenient for renters would increase occupancy rate. Property near a college or university, shopping, restaurants, entertainment, etc would likely be easier to rent out than one sitting in the suburbs.</P><P>Along with the positive amenities associated with location, you also need to consider negative ones. If the rental property were near an industrial site, railroad tracks, an airport, loading dock, and so on, then you would be faced with one of two problems. First, keeping the home occupied would be more difficult and second, the quality of renters would probably be less than you want.</P><P>Before signing on the dotted line, any rental property that you are interested in buying needs to be visited, not just in the morning, but also afternoon and night. This would give you true insight into the character of the location, showing you both good and bad qualities.</P><P>Owning rental property also comes with the need for a variety of professional services. During the buying phase, the home would need to be inspected and appraised and then after closing a renter&#8217;s contract would need to be created and executed, agreements/disclosures created, and so on. All of these are necessary if you want good renters and to reduce risk of lawsuit. Along with these requirements, you would also need to decide if you pets would be allowed and if so, how many and what type.</P><P>The most important aspect of owning rental property is the contract. Every detail of the agreement should be clearly outlined so there are no questions from either party. This would provide the renter with clear direction on what is and is not accepted when renting your home. Taking extra steps in finding quality renters is worth the time and effort.</P><P>Every person interested in renting your property should be required to complete a rental application and provide references, which need to be checked. You will have many people that tell you things and make promises but unless everything is in writing, their words mean nothing. Remember, even normal and nice people can be dishonest so you need to do certain things to protect you and your investment.</P><P>Although some people have no problem in renting to a family member or friend, you need to be very careful with this kind of arrangement. Even if you want to help someone you care about, this is a situation that could turn disastrous, especially if no rent is being charged. Sadly, many families have been damaged and friendships broken because of an agreement involving money that went bust.</P><P>Too often, even when rent is charged, family and friends take advantage of the situation so a late payment to them is nothing but to you, it is a financial strain and annoyance. If you purchased rental property for consistent income, it is imperative that your family members and friends be treated no differently than any other renter.</P><P>The bottom line is that being the owner of rental property is hard work but when done right, it can be a rewarding experience. The key to success is by taking your time, doing a lot of research, choosing the home carefully, and not rushing by taking the first renter that comes along. The 10% allows someone else to help shoulder the burden of owning the property. The owner is paying for someone else to field 2:00 am calls. It is important to remember that the property<span id="more-468"></span> manager cannot take all of the responsibility and burden off the owner. In the end, it is the <em>owner&#8217;s</em> property and the <em>owner&#8217;s</em> responsibility.</p>
<p>2. Interview <br />When hiring any professional, an interview will be conducted to hire the correct candidate and then the professional is left to alone to do their job. Working with a property manager is no different. During the interview process ask good questions; require forthright answers, hire the right candidate, and then get out of their way. If an owner is a high micromanager then they should hire a certain type property manager (see Property Manager categories below).</p>
<p>3. Personality fit <br />The owner&#8217;s personality has to fit the property manager&#8217;s systems and procedures. Sometimes owners will have difficulty with a property managers systems and procedures. If a property management company sets office hours between 9-5 Monday through Friday and owner wants an update on their property @ 6:00pm on a Friday evening they will have to wait until 9:00 am Monday. This may drive some owners crazy who want to be very involved in the day-to-day management. If this is the case they probably should hire a manager who will be more responsive to the owner&#8217;s needs.</p>
<p>4. Communication <br />Communication is a two-way street. It is not only the property manager&#8217;s responsibility to communicate effectively. Owners should understand they have to lead the property manager in how they expect the manager to manage the property.</p>
<p>Here&#8217;s an example: My wife is a director of marketing for a company. She has to be the leader in guiding and directing the advertising agency as to what she wants for the project. She cannot expect the advertising agency to try to guess what she wants in the project.</p>
<p>If your property manager is slow in returning your phone calls explain to them the level of communication you expect. In return, ask them how much communication they expect from you.</p>
<p>Many property managers would rather only communicate with you on as needed basis. Much more than this level of communication from the owner is overkill.</p>
<p>5. Property Manager Categories <br />While Property managers fall into three categories, the size of the property management company is neither better nor worse than the others. Choosing the size of property manager has more to do with the level of owner pampering and paperwork provided rather than a property manager being good or bad.</p>
<p>Small 1-50 units <br />Property managers in the small category are usually unlicensed with no training in property management. These managers will have more time for the property owner. This type of property manager is usually not much more than a handyman who will show and rent apartments. If a property owner wants to be hands on and needs to be updated on every specific action of the property this is the manager they should hire.</p>
<p>Pros: <br />These property managers have the time to cuddle and coddle the owner. They will provide the owner with receipts for repairs and nothing else in documentation.</p>
<p>Cons: <br />These managers will have no systems in place to and will not be able to negotiate vendor discounts. No 1099s and no accounting documents prepared for your accountant.</p>
<p>Medium 50-150 units</p>
<p>Pros: <br />These managers have more of a professional approach with the use of some systems. They have the purchase power to negotiate some vendor discounts.</p>
<p>Cons: <br />The paperwork may be enough for the owner to understand the numbers, but may not be enough information to submit to an accountant or to the IRS.</p>
<p>Large 150+</p>
<p>Pros: <br />Large companies have invested a lot of money in their systems procedures. They will have an in-house maintenance staff. Their accounting reports can be submitted to an accountant or the IRS.</p>
<p>Cons: <br />No time with the owner. Communication is very professional, but impersonal, done mostly through email and voicemail. Large management companies offer very little owner pampering and handholding. The downside: even owners who have been in real estate for many years still need some positive reinforcement once in a while.</p>
