They often come with 10 year amortizations and have to be refinanced every five years and because of that it’s usually best to select the right type of investment homes that have such a high cashflow rate that they can account for it.
This translates into buying very inexpensive properties. Houses that can be bought and fixed up for $30,000 or less and will rent for $750-$950 per month match up well to being rolled into commercial loans.
This is why smart real estate investors from across the nation are turning to Michigan foreclosures and properties in other areas that can be had for a bargain price. The financing is still there to keep buying more properties while prices are at record lows. Higher priced areas across the nation still have average values well over $175,000 even after year-over-year price drops and are not able to cashflow on a commercial amortization basis.

can a property manager charge a non refundable application fee ?I want to rent a house and the rental is managed by a property manager. They want to charge me a $20 non refundable processing fee just to apply, and that does not include a credit report fee. Can they keep the $20 even if I dont get the rental ?

it will flush good for like 3 times then get clog and won’t flush evetything down…then i plunge and the cycle starts all over again. Its on da 3rd floor could it be lack of pressure…if so how do i solve dis???????
I am very pissed at my toilet. I have had it for 15 years and never a BIG problem, only clogging when we put too much toilet paper in. I took the toilet off the floor when it was flushing very wierd, it would drain very slowly. I rolled it around in my backyard and a bunch of toilet paper came out, and a rock came out with it. I thought the rock was the problem, but when I put the toilet back on the porblem was still happening. I don’t know what to do.
What if my toilet does not flush whatsoever. Do I need a new flapper? The toilet does not leak and it does not re-fill itself. Any suggestions or videos you would suggest for me to watch/learn?
