Funeral Homes-How come every funeral home I have been in for a loved ones funeral smell so good?How come funeral homes smell so good and nice like an unknown aroma has filled the air with this wonderful smell that makes you want to live in a funeral home.


One month is really too short of a time to worry about renting. You need to see what the CDOM (cumulative days on market) is for your area. Unless you are trying to get an outrageous price your home should sell near or before this time before you start worrying. It is harder to sell tenant occupied because they have no interest in whether the home shows well or if the buyers are happy with the curb appeal. Also, if they like the home and don't want to leave why would they help someone else get the home. The market always might improve. That is not a good gauge of the next step. Price the home to sell, if it does not move by the time you need to be in Va or a reasonable CDOM, then revisit the idea of leasing. If you must lease then a lease option, would be better as these people generally take care of the home as if it is their own. Or, corporate type rentals although may be sketchy on time frame are generally guaranteed on time income & good tenants (ex. visiting doctors, professors, airline employees, company relocation clients).
I'm a real estate investor in South Florida. As you know, the market is slow all over Florida especially. There are quite a few websites that you can advertise your real estate for free.

won't be a problem because chances are you won't get more than 110k in this economy if you need to sell soon which is 0 capital gains. and if you are really desperate I.E. the bank is about to take it and you accept 105k then you can claim a 5k loss.
raffling is no different tax wise unless the proceeds go to a non profit organization plus they never sell all 13000 tickets every raffle ever done like this is lucky to sell 75% of its tickets plus where and how are you going to sell them?

Not many, I'm trying to sell a house I own in Florida. It has been on the market for about 6 months. No takers yet, I just reduced the price $40,000. My Realtor said two people are going to look at it Saturday. The market is slow all over.

Any Realtor can do that. Keep in mind that it can often take much longer to sell an occupied property unless an investor picks it up.

This is a very tough question to answer. Many people believe that the housing market will continue to cool this year, and may pick up next year. I personally have been sitting on the sidelines rather than purchase; my wife and have not bought a new house, despite pressures for more space (due to the arrival of our baby daughter). I suspect others are doing the same because of high prices and interest rates that have crept up over the past year.
My suspicion is that the market will get worse before it gets better. If you really have to sell, your only option may be lowering the price again.

Any reputable Realtor will let you out of the contract. If she balks, ask to speak with her principal broker and explain why you want out of the contract. This should be a one page change form cancelling the contract.
Make sure you are communicating with your Realtor about what they are doing to market your home. Since money is tight and sales are slow, some Realtors are putting the house in the MLS and hoping someone sells it. Very little advertising, which is not good for your property.
