<p>There are some important factors that investors should consider when searching for stable investments such as single-family homes, condos or any other type of real estate. Some of these factors include a<span id="more-596"></span> fast growing population (which positively impacts the demand for housing), a solid and diverse economy (which impacts employment rates and subsequent demand for housing), rising incomes (which impacts buyers&#8217; ability to purchase real estate), a developing infrastructure (which contributes to the appeal of a city or community), and restrictions on future real estate development (which limits future supply of real estate). <p>San Francisco topped the list with an average annual home price appreciation of 4.2% from 1949 to 2006. In contrast, the national average was 2.3%. Strong restrictions on real estate development and a limited geography helped push San Francisco to the top slot.</p>
<p>Los Angeles ranked second in the report. The average annual home price appreciation in Los Angeles was 3.7% from 1949 to 2006.  Reductions in available land and increasing restrictions on further development helped pushed Los Angeles to the number 2 slot.</p>
<p>Home prices in Seattle, which was third on the list, demonstrated an average appreciation rate of 3.2% from 1949 to 2006. While Seattle made the top 5 list, recent easing of building restrictions may cause Seattle to fall out of the top 5 over the next few years.</p>
<p>Boston was fourth in the rankings. The city has seen annual home prices appreciate by 3% over the period from 1949 to 2006. A strong increase in per capita income contributed to Boston&#8217;s high ranking.</p>
<p>New York City follows close behind with an average annual home price appreciation of 3% from 1949 to 2006. A limited geography, large population, and finite number of properties contributed to New York&#8217;s high ranking.</p>
<p>While there is no guarantee that any of the real estate markets listed previously are truly &#8220;bubble proof,&#8221; the factors described above may help investors find the profitable markets and avoid &#8220;bubble&#8221; markets. Since the real estate market is constantly changing, be sure to seek out the services of a skillful real estate agent to help you navigate your next real estate purchase.</p>

<p>If you are a homeowner and are in need of some extra cash, you may want to consider getting a home equity loan. Equity is the amount of value you have paid off on your property. For instance, if your home mortgage is worth $150,000 and you have paid off $50,000 of your mortgage, you have $50,000 in equity on your home. With this equity you have in your home, you can take out a home equity loan on this money. </p>
<p>Th<span id="more-333"></span>ere are two types of home equity loans available; Standard Home Equity Loans and Home Equity Lines of credit. With a Standard Home Equity Loan, your loan is assured by the amount of equity you have in your home. This is the type of loan option you should choose if you are in need of a very large loan. A Home Equity Line of Credit is akin to a credit card. With this option, you can withdraw money from an equity account that has been set up with your equity amount. This is a better option for you if you are not needing a large amount of money. </p>
<p>A Standard Home Equity loan generally is a little more difficult to obtain, only because it has a more complex process. These loans generally have a fixed term to them, meaning you will have a pre-determined number of payments over a set period of time. They generally will also have a fixed interest rate and fixed monthly payment. The amount of the loan you receive will be provided to you in one lump sum. </p>
<p>With a Home Equity Line of Credit, an account is set up for the money to be placed into. You can then make withdraws on the money as you need it, and then make payments back into the account. These types of loans generally have a fluctuating rate of interest, however you will only have to pay this interest if you have a balance on your account from the money you have borrowed. </p>
<p>There are many reasons why a person may choose to take out a Home Equity Loan. Many people take out these kinds of loans if their home is in need of repair or reconstruction. If there are large changes they want to make, such as a new heating and cooling unit or new windows, they will take out a home equity loan to pay for them. Others will use a home equity loan as a means to get out of other debts. They will use their Home Equity loan as a form of debt consolidation, to pay off some of their other debts and only have to make one monthly payment. And still others may take out a loan to pay for a new car, or even a large family vacation. </p>
<p>There are countless reasons why a person may choose a home equity loan. Once you get the money, it&#8217;s up to you what you choose to do with it. Just keep in mind that this is a loan you will have to pay back, and if you fail to do so, it could very well cost you your home and all of your equity. </p>

<p>I know you&#8217;re anxious to find out the secret, but I don&#8217;t want to make it too easy.  Besides, it&#8217;s important to know about these changes; they play an important role in the world of buy-to-let investing.</p>
<p>The current high property demand has been influenced by the following factors:</p>

<p>This has resulted in a huge increase in the price of UK property.  In fact, prices actually doubled from 1998 to 2002!</p>
<p>Renting property as an investment also involves many costs such as maintenance, service charges, furniture, property tax, tenant deposit schemes, property management and buy-to-let house insurance.  Every investor who chooses to play the buy-to-let game has to pay these costs.  </p>
<p>So what is the main difference between successful investors and ones who fail?</p>

<p>I can&#8217;t emphasise this point enough.  Many people purchase local property for convenience.  Unfortunately, this isn&#8217;t usually the best choice.<br />
Experienced investors are more interested in an area where the numbers stack up for the investment rather than owning a property near to where they live.</p>
<p>So what&#8217;s the big secret?</p>
<p>Consider investing in Northern England and Scotland!  </p>
<p>The reason is simple:  prices in these areas are currently below the national average with yields of approximately 7-8%.</p>
<p>In this part of the country property is still affordable for first-time buyers. </p>
<p>Also the enlargement of the European Union has fueled demand for rent. A large number of people from Central and Eastern Europe have recently moved to Scotland. As you can imagine, this is great news for the buy to let investor as demand for property exceeds supply, fueling the capital growth.</p>
<p>Did you know you can still buy a one bedroom flat for 45,000 pounds with a rent of 300 pounds per month giving you a healthy return of 8% yield. </p>
<p>I have personally moved all my property portfolio from the south of the country to the north because of the high capital growth anticipated for at least the next five years.</p>
