Generally, the home owner is not required to disclose to you who built the house. As a matter of fact, most municipals allow owners to do whatever they want with their property so long as the appropriate building permits are pulled and the work inspected. In fact if all the work were performed with the required permits and inspected accordingly, the house should be fit for dwelling. He is required by laws in most states to disclose to you material defects that may not be easily visible… such things may include termites, sinking foundations, work performed without acquiring the proper permits.
When you bought the house, you probably had the house inspected, especially if you had a bank loan. Any material defect except normal wear and tear should have been discovered then. On the other hand, if you discover work performed without the required permit, the seller may be guilty of misinformation or concealment and you can sue him for that.
A buyer’s agent in your market is likely going to know much more about this than any of us. Your buyer’s agent is your advocate, making sure that the seller abides by local laws, and that all inspections and repairs are completed within the terms of your contract – and all of this (normally) comes at the seller’s expense. Don’t ever trust the listing agent to take care of you.

usually one year, but if you have a problem say roof or windows leaking, or basement flooding, or mold growing in your home. you have 5 years by law.
The one year is for squeaky door adjustments, touch up on the paint, maybe you notice a crack in the drywall. that kind of stuff. If you have a serious problem 5 years.

Many builders prefer that you do not work as an independent realty agent before selling new homes. The builders have a very closely, detailed approach that they want you to follow. Agents who have worked on their own are often resistant to that regimented approach ( altho it does work pretty well for the builders). So go and apply at the builders. Since few are hiring, offer to sub in for anyone who calls in sick or goes on vacation. Once they see you work, they will hire you full-time.

Typically speaking, a builder has his own lawyer draft his contract for purchase, so arguably would you say he is going to protect you with that contract or himself? A buyers agent will protect you! articles you should read:

This is a hard one! The market in Tx. goes up and down, if u r doing great at ur job, I would give this advice, 1 alot of people live in Tx. alot buy homes the market is still good, as long as the interest rates stay low. BUT there have been alot of foreclosures in Tx. as well due to layoffs. I have a way I think makes some sense do u have any vacation time, if so y not come to Tx. ck out the market and job situation in the area of Tx. u want to be a sales agent in, y not even if u can come here apply, and send resumes it would be great to line up a good job here in Tx. before u make the move. I cannot blame u for wanting to be closer to ur family, family is important! Hope I helped somewhat. GOOD LUCK!!!

If you have obligated the contractor to spend monies to repair or
build the home by written or verbal witnessed agreement there
may be legal ramifications on his behalf. If his work is below sub-
standard construction based on the rules and regulations of the
building codes of that area then you have a legal right to have an
inspector check and pull any permit based on those codes that
have not been met. Otherwise he may have a case against you
should you have misled him if you just walk away. Check his work
with the county and state building codes and with the county in-
spector before you take any action that might backfire on you.
