The Real Estate Licensing Process

There is no doubt that a career in real estate can be very advantageous, as well as exciting. Of course, in order to obtain a career in this field, the first thing that you will need to do is go through the real estate licensing process. This does not need to be difficult, as long as you have a good idea of what it is that you will be facing. Here, we will take a closer look at some of the most important things that you should know when it comes to real estate licensing.

One of the things that you may be wondering about is what type of requirements there are for you to be eligible for real estate licensing. For starters, you need to be of at least eighteen years of age. You also must have graduated from high school, or have obtained a degree of equivalency, such as a GED in order to go through the real estate licensing process. Before you can take the exam that is required for real estate licensing, the first thing that you will need to do is learn more about what other requirements your state has prior to the real estate licensing process.

Most states will require you to take a course, or some form of training before you will be eligible to complete the real estate licensing exam. These types of real estate training courses are often offered by community colleges or real estate schools. You should be able to find one within your local area. It is important to make sure that you learn about all of the state requirements beforehand. Completing them is the first step of the real estate licensing process, as you cannot continue the process without these requirements.

Once you have completed all of the requirements of your state, the next thing that you will need to do is find a test center which offers real estate licensing. The cost of this examination will vary according to where you live, but it is typically around a hundred dollars. Keep in mind that is necessary for you to get your real estate licensing done from the state that you are planning on working in. For example, if you are planning on working as a real estate agent in California, you would not want to get your real estate license in Washington.

In order to prepare yourself for the real estate licensing examination, it is important to make sure that you look over all of the information that you learned in your real estate classes. It will also be very beneficial for you to buy a real estate licensing test kit, which will provide you with a good idea of what types of questions you can expect to see on the real examination.

Keep in mind that if you do not pass your real estate licensing test the first time, it is quite okay. You will be able to take it again, but you will probably need to wait a certain period of time. Once you have actually passed the real estate licensing examination, you will be ready to find a job with a reputable real estate agency to work for. While you may have to spend money, time and hard work to get through the real estate licensing process, you will find that it is well worth it in the end.

Your best bet is to sign up with a local Century 21 office or similar. You go to the classes and then take the test to get your license like everyone else, but working with an office like C21 will give you real exposure to the realities of completing contracts, help with leads, etc. They also have their own in-house training and being around a staff may help to keep you motivated and informed on what is going on in your local market. You don't want to be a small fish in a big sea in this kind of down -market.

You do need to work under a broker to work as a agent, but if you simply want to list properties on a MLS system, there are a lot of companies that will list you on the MLS system as an individual. If you decide to take that route, remember to offer a good commission (currently at least 4% to the BUYERS AGENT)

Since you live in FL and selling a house, you first compete with the builders. Some of the builders are offering agents 8% and offering buyers great deals on down payment assistance and upgrades.

If an agent has a prospective buyer, whose house will they show first? The one offering the highest commission.

Hope this helps.

It probably won't be an issue, but you should still inform the licensing board of what happened and see what actions they take.

You don't have to attend college, but some community colleges offer the course.

There are online sources also.

It is not difficult to get a job because you are only paid if you sell, so you will have a selection of brokerages to choose from if you are polite, presentable and smart.

I really liked your video and your channel. If you need any help getting this video or channel exposed I use a site called tubeviews.(net) It has really helped like 20 of my main videos get to the top in position. Its nice.

This rox… Thank you very much.

Nice Vid. I enjoyed it. We market properties and other things on youtube, we hope to create a large network of people interested in making money. Your video gets a five star rating from us. I hope you feel the same about ours.

There must be a Real Estate Agents Society/Association, contact them, they may send you the necessary papers for enrolment.

Florida has been singled out…

Since Florida does not grant full reciprocity to Georgia licensees, Georgia law requires that the Commission impose on applicants from Florida requirements which are substantially equivalent to the requirements which Florida imposes on Georgia licensees seeking nonresident licensure.

A. AN INDIVIDUAL LICENSED IN FLORIDA must take and pass the state portion of the qualifying examination for the Georgia license which the applicant seeks. To qualify for this exemption the applicant must submit with the application for examination (and also with the application for a license) an original certification of license history, not more than one year old, from the Florida Real Estate Commission.

B. AN INDIVIDUAL LICENSED IN ANY OTHER STATE, either a nonresident or a licensee moving to Georgia, shall be granted a license without further examination or education if such applicant submits a certification (no more than one year old) of license
history from his/her current state of residence; and providing he/she have met the requirements described below in his/her current state of residence, otherwise also attach the item describe in C below:

1. is currently in good standing; (Cannot be lapsed or expired)
2. has passed an examination for the type of license sought in Georgia;
3. has met all prelicense and continuing education requirements required by such other state(s) for that license;

The larger real estate companies, like Century 21, offer training courses.

Call a local realtor board in the county you will be living in and find out what their requirements are. On-line classes and testing are now available just about everywhere. Good for you for thinking this way and having the insight to research it first. The more you know about where you're going to work the better. Don't believe all the doom and gloom others will throw you're way, just remember when it's time to buy your own place holding that little license is like holding a fat deposit for your home!

I think you're a few years too late buddy, but I would just go with the biggest company out there. You are going to have to work really hard in order to get listings/sell homes, but you can do it if this is really the business you want to be in….because the big money boom is gone, for now
